Margaux REIT acquires self-storage property in Saint-Basile-le-Grand
La Prairie, Quebec--(Newsfile Corp. - August 4, 2026) - Margaux Real Estate Investment Trust (TSXV: ALFA.UN) ("Margaux" or the "REIT") is pleased to announce the acquisition, through a wholly owned subsidiary, of a self-storage property located in Saint-Basile-le-Grand, Quebec.
As previously disclosed in an earlier press release, the REIT paid $12.5 million upon closing of the transaction. The vendor is an arm's-length third party and agreed to accept, as part of the purchase price, 384,616 Margaux units valued at $1.30 per unit, representing a total value of $500,000.
The property comprises approximately 145,000 square feet of land and a 76,000-square-foot, two-storey building. The facility includes climate-controlled indoor self-storage units as well as outdoor storage spaces for automobiles, recreational vehicles, trailers, and various types of equipment.
According to information provided by the vendor, the property generates annualized revenue of $1,050,000 and a net operating income of $750,000. The acquisition was financed by a Canadian chartered bank and a well-known financial institution. In the latter case, IA Capital Markets acted as agent on behalf of the REIT and will receive compensation as agreed between the parties.
"This acquisition is truly a home run and further strengthens Margaux's leadership position across the Montérégie-Estrie region, where we now operate more than 1,000 storage units," said Michel Lassonde, Chairman of the Board of Trustees and Chief Executive Officer of Margaux. "The property is located on Highway 116, in the heart of a rapidly growing area, so it comes as no surprise that it is currently 100% occupied."
Luc Poirier, President and Chief Operating Officer of Margaux, added:
"This acquisition is more than an excellent transaction, as an independent professional appraisal valued the property at $14 million. I know this market extremely well, and I have no doubt that this property is positioned for a very prosperous future that will create long-term value for our unitholders."
The transaction was negotiated by KW Urbain, which acted as the REIT's real estate intermediary. The lead broker was Wassim Labateya, Chartered Real Estate Broker and an executive of Margaux. He will receive a portion of the brokerage commission, which is paid exclusively by the vendor.
This acquisition further strengthens Margaux's presence throughout the greater Montérégie-Estrie region and complements the REIT's existing portfolio of four properties located in Cowansville-Bromont, Roxton Pond-Granby, Drummondville, and Saint-Hyacinthe.
